<p>In the begining it&#039;s a tentative situation. Your first few deals are small potatoes. To make money with no investment is not entirley accurate. Everyone has access to something. Some small amount that will be allocated for wealth building. I think back to when I was starting from scratch and at the time my cynical attitude made it painful, but looking back I remember the experience fondly.</p>

<p>It&#039;s challenging to make money with no investment capital but when you are starting from scratch you have nothing to lose. With your back to the wall, you can go forward confidently in the knowledge that you literally have little to lose.</p>
<p>Curiously, all great wealth once began from scratch. To make money with no investment capital is exactly the situation you need to be in if you want to succeed and get that first million under your belt.</p>
<p>You see, it&#039;s not how much you started with that counts. It&#039;s not how much you have made that counts. What matters is the system. HOW you do it. If that is based on sound principles then you will never fear poverty again.</p>
<p>I could  make money with no investment capital if you dropped me in any free City on the planet. I guarantee you within a few months I&#039;d be living well (providing I spoke the language).</p>
<p>Starting from scratch, the first thing I would do is find a market. No money, but I have my self. I can offer a service. As soon as I make a few hundred dollars saved, I would begin applying the principles of opportunity investment. I would trade up and up until I had borrowing capacity.</p>

<p>I would use the leverage that borrowing allows me to manufacture obscene compounding returns in real estate and large ticket items like used trucks and yachts. I would work until I was comfortable, then start spending on myself.</p>
<p>You are in a better situation than my scenario. You have friends, contacts, and knowledge of your town. You have experiences and intimate perceptions of the existing markets in your home town. All you need is the knowledge to make it happen.</p>

<p>Andrew Newberry is a distant family friend that knew about my business acumen. He knew how I had been in his position only 24 months previously and had heard about the new life I was leading with the wealth I had generated. I could hear the earnest desperation in his voice, when he asked me &#034;how&#039;d you do it Jack&#034;? His question was open and sincere. In my eye&#039;s he was at a point where there was only one direction for his life to go&#8230;up.</p>

<p>Andrew needed to make money fast. His family were in danger of losing the roof over their heads and although Andrew worked a fulltime job, there were difficulties that created this current crisis.</p>
<p>He couldn&#039;t understand how I had done so much considering my humble beginings, while he had worked at his current job for over 10 years and was saddled with the difficulties he was currently experiencing. He told me he had no money to invest or anything like that, but could I advise him on what if anything was possible.</p>
<p>This was my response to him.</p>
<p>You see, what he was asking me specifically was, &#034;how do I make money with little or no investment.&#034; My mind ignored his emotional pain and focused on his reality.</p>
<p>Talking about Real Estate investment or anything that needed a capital injection was futile for Andrew, he needed to hear something different. This is what I told him to do, step by step. I told him that if he followed these two steps, he would have $100,000 within 12 months. He did it in 6.</p>
<p><b>Step one, get a little money.</b></p>
<p>Not much needed, a few hundred dollars would do, but he has to find something as a seed capital account. I gave him several ideas based on opportunity-investment that seemed too obvious to him and he fought me on it until he made it work. It took some doing to convert him, but  he finally gave in to creating value from objects that he currently owns, that he doesn&#039;t want or need. These perks can range from anything from free cruises or free stay at the resorts to free airfare and a bonus week at another resort owned by the developer.</font></div>
<p><b>Step two, Go Shopping</b></p>
<p>I explained to Andrew the mechanism behind my success. Compounding, intrinsic value, leverage, rapid capital gains, pyramiding profits. I then asked him to compound the money he made ($1000 dollars) by 30% 19 times. In other words, I told him to find 19 investment-objects that were for sale that he could buy, that had at least 30% or more spare intrinsic value.</p>
<p>Intrinsic value is everywhere. Whether you are buying New York sky scrapers of marble pool tables or Bertram boats, every market has a percentage of sellers offering their goods at well below market value.</p>
<div style='float: left; width: 100px; padding: 5px; margin: 5px; background-color: #FFFFCC;'><font size=1><font color='#cc0000'><b>Tip!</b></font> Benchmark for Graphing: The benchmark that the investment has chosen to graph itself against as a comparison.</font></div>
<p>Andrew started with old cars because he was a mechanic and now he had a game plan he was going to compound his money with his existing skill set. He traded up and up until he had $12,000 in six weeks. His first purchase was a car in cute condition, but unwanted by the owner because they had just bought a better car. He got it for a small amount and cleaned it well and sold it quickly for a good 300% profit. He went from there.</p>
<p>Get your calculator out and see how he did it, how he evolved his money without a hitch. Start with 1000 then multiply by &#034;1.3&#034; which is the same as 30% Don&#039;t press equals, just hit &#034;1.3&#034; and multiply symbol again. Do that 19 times.</p>
<p>When Andrew sold his last auto deal, he was ready to get involved in Real Estate. With $12,000 it wasn&#039;t much but it was enough to start applying the same principles with Real Estate. This is where his compounding really escalated.</p>
<div style='float: right; width: 100px; padding: 5px; margin: 5px; background-color: #FFFFCC;'><font size=1><font color='#cc0000'><b>Tip!</b></font> Many investment errors will involve some form of unrealistic time horizon, or Apples to Oranges form of performance comparison. Somehow, somewhere, the get rich slowly path to investment success has become overgrown and abandoned.</font></div>
<p>It escalated, because now he was using leverage&#8230;.borrowed money. He called me on the day he was ready to start compounding with Real Estate with another problem. As I advised him &#034;get into Real Estate Andrew as quickly as you can, around the $10,000 mark its time to get into that game&#034;</p>
<p>He had a problem. The houses in his area were dear, he couldn&#039;t see how having $12,000 was enough to get involved.</p>
<p>I advised him that he should forget about houses until he had at least $40,000 He should focus on raw land. Raw blocks are cheap and easily re-zoned into a higher purpose. With just a small investment at the local town planning department he could re-zone a residential into a commercial or the other way around where appropriate. Its called a &#034;soft&#034; or &#034;paper&#034; rennovation. No painting, no work, just a few simple forms and a fee to pay.</p>
<div style='float: left; width: 100px; padding: 5px; margin: 5px; background-color: #FFFFCC;'><font size=1><font color='#cc0000'><b>Tip!</b></font> Failing to Have Adequate Insurance - Investment property brings liability. Tenants, cars, parking lots, cleaning facilities, property liability - the list is quite extensive.</font></div>
<p>Creating a new use is just one way to add value to raw land, there are many others. Andrew researched and discovered them all. He stuck with land after all was said and done. He discovered buying a large block and subdividing it was very profitable. The second deal he did, he bought a block of over an acre, surrounded by established homes for $300,000 (with a bank loan) It was a corner block and he split it into three handsome sized blocks, tailored to the upper market. The first two blocks paid out his loan and put profits in his pocket, the last block he used as collateral for another bank loan where he built his own beautiful mansion on.</p>

<p>That was about 6 months after our little chat on that cold evening.</p>

Perhaps you&#039;ve watched the infomercial on TV with the people telling their stories of how they made millions investing in real estate with no-money-down and cash back to the buyers.</p>
<p>Maybe you, like me and many others, have purchased books or expensive systems based on these no-money-down and lease-option investing schemes. Here&#039;s the rest of the story.</p>
<p>Perhaps you&#039;ve seen an ad in your local newspaper offering a home with 100% financing from the seller or a lease option. You should know that the investor offering these types of deals makes money by purchasing the property at a discount and selling the property for an inflated price.</p>

So the investor seeks a hopeful tenant to make higher than average rental payments, pay more move-in cash, and make the investor&#039;s mortgage payment. Those tenants who do eventually purchase the home paid much more for the home than the investor. Many tenants never come up with a new mortgage loan to purchase the property when the time runs out. Either way, the real estate investor makes money.</p>

<p>As a person with a desire to accumulate wealth rapidly, your job is to avoid the &#034;zero sum games&#034; These are 18th century relics, however old traditions die hard. To grow money exponentially we need to become visionaries. You must apply your capacity to &#034;see&#034; what others cannot see in uncrowded arena&#039;s where the game is for mutual improvement for everybody or what I term &#034;infinite sum games&#034; where all participants benefit. Not all will get fiscal benefits, however money is not something that everybody wants. As the visionary its your job to &#034;see&#034; whats required and provide this commodity in exchange for the fortune you seek.</p>

<p>Ask a millionaire what they look for in a business investment opportunity and inevitably they will tell you low risk, high reward. That&#039;s pretty obvious and certainly what I look for when Im ready to take on a new project.</p>
<p>By low risk, we inevitably mean low entry cost. A small outlay for the highest possible yield is always desired from an investment perspective. Sitting on some money, the last thing we want to do is squander it rather then make it work for us so it grows. So we look for places to invest it for a return.</p>
<div style='float: left; width: 100px; padding: 5px; margin: 5px; background-color: #FFFFCC;'><font size=1><font color='#cc0000'><b>Tip!</b></font> Make sure you can stay in your Orlando Property investment at a low cost.</font></div>
<p>The stock market may offer 5%-10% and in a really good year you can expect no more than 30% in fact that would be such a good year that you should definitely consider selling soon simply because its such an aberration that it is bound to return a negative number next year.</p>
<p>Of course the stock market is not a low risk, high reward investment. The outlay is 100% of the money we have to invest. We can invest in options or warrants which only require a premium to be paid against the value of the stock parcel however this is best left to highly skilled stock players as the premium is generally and often lost buy the investor.</p>
<p>A business investment on the other hand is quite a different proposition from the perspective of the stock market. In the stock market you have absolutely no control over the company or its share price and where it goes&#8230;north or south. A business investment means you are the commander and chief of the ship. You have maximum 100% control of the future consequences and outcome of the businesses fate.</p>
<p>Neither of these investment mediums are particularly attractive to me but it doesn&#039;t mean they won&#039;t work for you. A low risk business investment that does attract me is creating money from very little. Irrespective of how much money my bank account bulges with, I always pursue the low investment/high value purchase that gives me access to excess intrinsic value.</p>
<div style='float: right; width: 100px; padding: 5px; margin: 5px; background-color: #FFFFCC;'><font size=1><font color='#cc0000'><b>Tip!</b></font> I would never have agreed, had I known, to an investment where the company whose shares I was buying was actually making a very large payment to the broker. This would have destroyed any feeling that the broker was making a recommendation for my benefit and not in return for payment.</font></div>
<p>I don&#039;t mind whether its a sea going vessel or a house or a used circus tent. To me its irrelevant. Its the numbers that matter and the intrinsic excess value. These &#034;levers&#034; are the structure of the deals I create.</p>

So these three little things are not in any way mainstream advice. You should consider if it is right for your own circumstances.</p>

Learn something about the way the stock market works both in your country of residence and the world economy overall.</font></div>

 Compounding Rate</p>
<p>Control</p>
<p>Taking back the power over your money and financial future is the first step. Now I know it&#039;s simpler to start saving and hand over the money to some faceless funds manager and hope for the best, but even a &#034;super&#034; fund manager would feel they have done you a great service if they returned to you just 30% per YEAR! That is at the high end and even then you can expect that these gains are offset in the following years with a small or even negative return. Not very thrilling is it.</p>
<div style='float: right; width: 100px; padding: 5px; margin: 5px; background-color: #FFFFCC;'><font size=1><font color='#cc0000'><b>Tip!</b></font> Benchmark for Graphing: The benchmark that the investment has chosen to graph itself against as a comparison.</font></div>
<p>When you become the investor source yourself, when you take the reins and have a daily input into where your money goes, then you can achieve returns a quantum leap from the stock market. I can assure you that a hands on approach can yield 200% per MONTH!</p>
<p>Segregation</p>
<p>Most people fail to realize that wealth building is not an exercise in saving. To make money fast and easy starting with no investment, you must have a certain mind set.</p>
<p>Unfortunately saving is how most people see investing. They see it as saving money with a small benefit of a yearly percentage increase. The truth is investing is not saving. Even $100 should grow every month without the need for you to work in a job and keep topping it up. It should grow of its own accord, or in the case of opportunity investment, it should grow with your help every month without the need for you to top up the account.</p>
<p>That being said you need to segregate your seed capital into a seperate account that is never touched for anything but compounding growth.</p>
<p>Compounding Rate</p>
<p>The rate needs to reflect the effort you put into your investing business. 10% per year is not going to do anything. 10% per month is better but so much more is achievable if you understand how to find investment objects and use them to create a large compounding effect.</p>
<div style='float: left; width: 100px; padding: 5px; margin: 5px; background-color: #FFFFCC;'><font size=1><font color='#cc0000'><b>Tip!</b></font> An Actual Investment - Fractional ownership is an actual investment unlike a time share that plummets in price as soon as you sign the paper. If you go on Ebay right now you&#039;ll see hundreds of people trying to sell their timeshares for a tiny fraction of what they paid for it just a few months prior.</font></div>
<p>That is the goal of opportunity investment. To create transactions that steadily grow in dollar value to reflect the current level of your seed capital account. Sure, you may not be able to jump into real estate immediately but investment objects exist at all levels of the spectrum.</p>
<p>You should shoot for doubling your seed capital each month. Starting with just $200 if you do it correctly you should have nearly $1 million within 12 months or 12 transactions or growing weight. That being said you cannot do it without leverage. You can easily double $100 into $200 within one month just by buying and selling a few consumer items. But doubling $20,000 is a lot more difficult until we use leverage.</p>
<p>$20,000 used as a downpayment to control a property valued at $200,000 with just a small increase of 10% (which can easily be acheived providing you purchase well) Your return is $20,000 plus your original $20,000 equals a 100% return.</p>
<p>This is very hands on but it is the most easy and simple way to make money fast and easy. Quitting work within 4 months becomes a possibility so you can work full time in your investing business.</p>

Find a magnifying glass and really go over the coffee cup. Give it a price. Name a figure in its current uncleaned condition, what is it worth? 30 cents? 10 cents? $1.10? What is its actual value. <p>Now take this cup to your kitchen and carefuly begin to clean it. Not in a general way like you are washing the dishes, but in a specific and gentle way. Get the cup looking like new. Remove all blemishes with specific attention, dry it and set it back on the table and look at it. What would you pay for it now? Have you increased its intrinsic value? Or not. Is it worth a little more? Is it worth 10 cents more now? Is it more presentable? Is it worth 50 cents more?</p>

Hire an investment bank to approach principal owners on a direct basis negotiating with them on assets that are not publicly for sale.</font></div>
<p>What matters is not the dollar values but the percentage increase in &#034;PERCEIVED&#034; value. This is the &#034;Excess intrinsic value&#034; I was talking about earlier. In its uncleaned state, you were looking for potential. Things like cracks in the glaze are too difficult to repair economically and therefore would work against you. But stubborn blemishes are good because with a little effort these can be erased.</p>
<p>If you turned your little cup from a 30 cent &#034;investment object&#034; into a 90 cent investment object, then you can say you found 200% &#034;excess intrinsic value.&#034;</p>
<p>There are other ways to gain access to &#034;excess intrinsic value&#034; For example utility. &#034;Utility&#034; is a term we use to describe WHY people by and sell. It is your job to uncover sellers reasons and uncover your buyers reasons so you can access &#034;excess intrinsic value.</p>
<p>You can apply the same &#034;cup example&#034; to a house. The couple are divorcing and need to get out fast. Urgency is an excellent utility for a buyer or a seller. You make a low offer and without any other offers on the horizon they take your low offer. Next, a buyer comes along who has money but needs a house fast. This urgency of utlity is common and so excess intrinsic value is also common in all manner of investment objects.</p>

<p>To make money with no investment, you must start at the level your seed capital can handle and work steadily upwards. From pushbike to used computer. From computer to antique dish, from dish to grandfather clock, from clock to cheap car. From car to dearer car. From dearer car to a deposit on a small parcel of land. From a small parcel to a larger parcel that can be subdivided and so on. Using leverage (borrowed money) your returns can be huge, easily 200% per month or more.</p>
<p>This is about hands on control of your seed capital. This is how wealth is created. At the high end of town, investment objects are traded commonly to increase wealth in percentage terms. You can do it too but on a much more humble level.</p>
<p>Try compounding $100 by 100% every month for 12 months. That is get a calculator and type in 100 then the multiplication symbol then the figure 2 and repeat 12 times. You will find you will grow it into just under half a million dollars if you can continue to double your money every month. If you start with $200 then your final result at the end of 12 months will be nearly $1 million dollars.</p>
<p>Excess intrinsic value is everywhere, spare money lying around just waiting to be scooped up by you. All you have to do is find the right utility and extract the profits to re-apply to the next level investment object.</p>
